Hines Plans 3,800-Home Master-Planned Community in West Fort Worth
Houston-based developer Hines has announced plans for a significant master-planned community in west Fort Worth, following its acquisition of the 1,476-acre Brown Ranch. The property, which spans parts of Tarrant and Parker counties, is slated to include approximately 3,800 single-family homes across various lot sizes and price points, alongside 70 acres designated for commercial development.
The acquisition was supported by a $140.9 million loan from Harvest Capital and TPG Credit, with Trez Capital acting as a capital partner. The Fort Worth City Council approved an agreement in June, ensuring the extension of water and sewer services to the site, which falls within the city's extraterritorial jurisdiction. A municipal utility district will help fund necessary new infrastructure for the project.
Planned amenities for the community include at least three amenity centers, ten neighborhood parks, and an interconnected trail system, designed to preserve natural features like mature trees and a large creek. Homebuilders involved in the project include Beazer Homes, DRB Homes, HistoryMaker Homes, Meritage Homes, Pulte Homes, and Risewell Homes. This substantial addition to the housing supply is anticipated to help stabilize home prices by increasing inventory in the rapidly expanding Dallas-Fort Worth area.
