Hines Acquires 1,476-Acre Brown Ranch in Fort Worth for 3,800-Home Development
Houston-based real estate firm Hines has completed the acquisition of the 1,476-acre Brown Ranch in Fort Worth, Texas, with plans to develop a new residential community comprising 3,800 homes. The development will include a mix of single-family homes and townhomes across various lot sizes and price points. Additionally, approximately 70 acres are earmarked for commercial development to provide essential services and amenities for future residents.
The property is situated on the west side of Fort Worth, primarily within Parker County, with a portion extending into Tarrant County. It is located north of the 7,200-acre Walsh master-planned community and falls within the Aledo Independent School District. Rob Witte, Senior Managing Director at Hines, highlighted the strong population and employment growth in Dallas-Fort Worth as a key driver for this investment, aligning with Hines' residential land development strategy.
The project involves several homebuilders, including Beazer Homes, DRB Homes, HistoryMaker Homes, Meritage Homes, Pulte Homes, and Risewell Homes. Plans for the community feature three amenity centers, ten neighborhood parks, and an extensive trail system. Trez Capital is a capital partner, with Harvest Capital and TPG Credit providing financing for the acquisition and development. This large-scale project underscores continued developer confidence in the North Texas housing market.
