Fort Worth Stockyards to Gain $14 Million Parking Garage Amid Growth, Industrial Market Sees Owner-User Sales
M.L. Leddy’s and the Franklin family, in partnership with Parking Systems of America, have commenced a $14 million project for a four-and-a-half-story parking garage in the Fort Worth Stockyards. Located at Ellis Avenue and NW 25th Street, this development will replace an existing surface lot, adding approximately 246 parking spaces and increasing capacity on the west side of the Stockyards by 32%. The project addresses severe parking overcapacity and circulation issues identified in a 2023 city study, vital for a district that attracts 10 million annual visitors. Construction is expected to begin within weeks.
Beyond the Stockyards, Fort Worth's industrial real estate sector is also active. Hammond Power Solutions announced plans for a new manufacturing facility, representing a $35.2 million investment with production starting in late 2027. LanCarte Commercial recently brokered the sale of an 18,500-square-foot industrial building on Markum Ranch Road to Universal Systems, a tenant moving to ownership. This transaction reflects a broader trend of increasing owner-user sales, which reached a record $12.6 billion annualized in Q2 2026.
Other notable deals include the sale of a 1.42-acre commercial development site in Mansfield and Tarrant West Plaza in Fort Worth. These diverse projects highlight ongoing demand for new construction and property acquisitions across the Fort Worth metropolitan area, signaling a robust market for developers and investors in both commercial and industrial asset classes.
