Fort Worth City Council Approves Rezoning for Transit-Oriented Development Near TEXRail Station
The Fort Worth City Council recently approved significant zoning changes for a 200-acre area near the TEXRail North Side Station at 2829 Decatur Avenue. This unanimous decision aims to foster a walkable, transit-oriented neighborhood featuring mixed-use residential and retail developments. The affected land, primarily commercial and currently home to recycling companies, is located north of the Fort Worth Stockyards, along streets like Northeast 28th Street and Decatur Avenue.
Trinity Metro, Fort Worth's transit agency, initiated public meetings in September to gather input on developing the North Side and Mercantile Center stations, which are among TEXRail's least utilized. Residents expressed strong support for projects that integrate housing and retail to create dynamic lifestyles. While single-family homes are unaffected, existing businesses, such as Williamson Tire Co., will be allowed to continue operations as legal nonconforming entities under the new ordinances. This rezoning is expected to attract private investment and stimulate economic activity, mirroring the success seen around the Grapevine/Main Street Station, which has generated over $114 million in public and private development.
