Ten Small Lot Homes with Junior ADUs Proposed for Sylmar Site
A new application submitted to the Los Angeles Department of City Planning outlines plans for a small lot home development in Sylmar. The project, located at 13750 Fenton Avenue, proposes to subdivide a 1.2-acre single-family lot into 10 individual parcels. Each of these new lots would be improved with a two-story single-family home, complemented by an attached junior accessory dwelling unit (JADU) and a one-car garage.
121 Design Build is responsible for the architectural design, which features structures arranged in rows around a shared driveway, with each home including a rear yard. City records identify CSE Management Group, LLC as the project applicant. The property was acquired earlier this year for $1.1 million. This development reflects a continued trend in Los Angeles to increase housing density through small lot subdivisions and the integration of ADUs, offering more housing options within existing residential zones.
