Plans Filed for 10 Small Lot Homes with Junior ADUs in Sylmar

Each lot is slated to feature a two-story single-family home, complete with a junior accessory dwelling unit (JADU) and a dedicated one-car garage. This approach leverages the small lot subdivision ordinance to create more housing units on a single parcel.

Designed by 121 Design Build, the residences will be arranged in rows, sharing a common driveway, and each unit will include a private rear yard, enhancing livability. CSE Management Group, LLC is listed as the project applicant for this development, which follows the property's acquisition earlier this year for $1.1 million. This proposal represents a strategy to increase housing density and diversify housing options within Sylmar, aligning with broader efforts to utilize underperforming parcels for new residential construction and providing additional dwelling units in the region.
