New design imagery has been released for Lincoln Property Company's proposed residential development at 1238 Lincoln Boulevard in Santa Monica, the former site of the Boys & Girls Clubs. A staff report to the Santa Monica Architectural Review Board details plans for an eight-story building comprising 232 studio, one-, and two-bedroom apartments, alongside basement parking for 306 vehicles.

The project leverages density bonus incentives to achieve a larger scale than standard zoning permits. In return, 24 of the apartments will be designated as affordable housing for moderate-, low-, and very low-income residents. Patrick Tighe Architecture is responsible for the contemporary podium-type design, which features a 'U'-shaped form and incorporates common outdoor areas, including a ground-floor courtyard and rooftop decks.

This development contributes to the ongoing transformation of Santa Monica's Lincoln Boulevard, extending a recent wave of construction northward. Other notable developers like Cypress Equity Investments, Tishman Speyer, and Related California have also undertaken projects in the vicinity. For developers and investors, this project exemplifies the use of California's density bonus law to facilitate larger housing developments while addressing affordability requirements in high-demand areas.
