ValueRock Realty Proposes 138-Unit Mixed-Use Project in Santa Monica
ValueRock Realty has submitted plans for a new mixed-use development at 1670 Lincoln Boulevard in Santa Monica, proposing to replace the current Mel's Drive-In. The application details an eight-story building that would include 138 studio, one-, and two-bedroom apartments situated above 5,667 square feet of ground-floor commercial space. The project also incorporates semi-subterranean parking designed for 123 vehicles.
To facilitate the larger building, ValueRock Realty is seeking density bonus incentives and waivers from certain land use regulations. In exchange for these entitlements, 14 of the proposed apartments will be designated as affordable housing for very low-, low-, and moderate-income households. Ottinger Architects is responsible for the design, which features a modern podium-type structure, a rooftop deck, and a central courtyard. This development continues a trend of similar housing complexes emerging along Lincoln Boulevard in Santa Monica.
