Wan Bridge Opens 46-Unit Build-to-Rent Townhome Community in Pearland
Houston-based Wan Bridge is set to open Ivy Forest Estates, a new build-to-rent community featuring 46 upscale townhomes in Pearland, Texas. Located within the 42-acre Ivy District, a mixed-use development by America Modern Green Development LLC, the project is now pre-leasing and will introduce a second residential component to the area, complementing the existing Ivy Lofts apartments.
The Ivy Forest Estates townhomes offer three to four bedrooms, ranging from 1,675 to 1,858 square feet, with monthly rents between $2,400 and $2,700. Each unit includes 10-foot ceilings, upgraded finishes, oversized windows, open floor plans, and two-car garages. Wan Bridge CEO Ting Qiao highlighted the community's role in providing flexible housing solutions amidst an uncertain market, combining the benefits of a single-family home with the convenience of renting.
Situated approximately 13 miles south of downtown Houston and 10 miles from the Texas Medical Center, the community is strategically located for commuters. For developers and investors, this project signifies continued demand for build-to-rent properties, particularly in growing suburban markets like Pearland, offering a viable alternative to traditional homeownership.
