Pearland City Council Approves 120-Acre Mixed-Use Development by Planned Community Developers
Planned Community Developers (PCD) has received approval from the Pearland City Council for a 120-acre mixed-use project named "The Orchard." The company has also finalized the land acquisition for the development, which is strategically located at the intersection of U.S. Highway 288 and Beltway 8 in Pearland, a southern suburb of Houston.
Current plans for The Orchard include a substantial commercial footprint, with 250,000 square feet designated for retail, dining, and entertainment uses. Additionally, the project will feature between 150,000 and 300,000 square feet of office space. Residential components are planned to include approximately 1,100 multifamily units and 100 single-family homes. The development is also designed to incorporate tree-lined streets, green spaces, and social gathering areas.
CBRE has been appointed as the leasing agent for the retail portion, while JLL will manage the marketing efforts for the future office space. A specific construction timeline for The Orchard has not yet been disclosed. This approval signifies a significant new development for Pearland, adding substantial residential and commercial capacity to the area.
