Miami’s Edgewater Neighborhood Sees Revised Plans for 43-Story Residential Tower
Revised plans have been submitted for a 43-story residential tower, reaching 464 feet, at 1836 Biscayne Boulevard in Miami's Edgewater neighborhood. Led by Arden Group and designed by Arquitectonica, the project proposes 406 residential units and commercial space above the historic First Church of Christ, Scientist. The church, listed on the National Register of Historic Places since 1998, significantly influences the development's design.
The latest submission to Miami’s Urban Design Review Board (UDRB) modifies previously approved plans from 2022, which included 16 waivers. Revisions increase residential units from 390 to 406 and include 14,803 square feet of commercial space. A key change sets the tower back nearly 70 feet from Biscayne Boulevard, improving the visibility of the church’s southern facade, previously obstructed.
The ground-floor now features a pedestrian plaza along Biscayne Boulevard, enhancing street-level engagement. Demolition is limited to the existing roof and rear facade, preserving more of the historic structure. This adaptive reuse project exemplifies the complex interplay between urban development, historic preservation, and zoning regulations in a dense urban core.
