ACRE Communities Proposes Mixed-Income Residential Tower with Fire Station in Miami
ACRE Communities has unveiled plans for a new high-rise residential development located at 604 NW 1st Avenue and 25 NW 6th Street in Miami, Florida. The project, situated on a 0.8-acre two-parcel site within Miami-Dade County, is slated to feature 391 residences, offering one- to three-bedroom floorplans averaging 780 square feet.
A significant component of the development addresses housing affordability: 40 percent of the units (156 homes) are designated as affordable housing for households earning up to 60 percent of the area median income (AMI), while an additional 12 percent (47 units) will serve as workforce housing for those earning up to 120 percent of the AMI. Miami-Dade County's median income was $87,200 in 2025. Uniquely, the ground floor will house a 13,000-square-foot fire station instead of retail space, complemented by 432 parking spots for both residents and the public. Construction is projected to commence in 2028, with completion anticipated by summer 2030, adding critical housing supply and public infrastructure to the area.
