Compton Project Proposes 60 Homes Under Builder’s Remedy Law
Developer G3 Urban is advancing plans for a new housing development in Compton, proposing 60 two-story homes on a 4.37-acre site at 2320 N. Parmalee Avenue. The project, located across from Centennial High School, includes 48 market-rate homes and 12 affordable units, designed by Architeyk.
The contemporary single-family dwellings will offer one-, three-, and four-bedroom layouts, each with private outdoor space. A small common open space is also planned near Compton Creek. According to a recently published environmental report, the City of Compton is not permitted to obstruct the project's construction, as it was filed under California's Builder's Remedy law.
This provision allows developers to bypass local zoning restrictions in jurisdictions that have not met state-mandated housing element requirements. G3 Urban has previously invoked Builder's Remedy for a housing development in Artesia. Pending necessary approvals, including a conditional use permit, construction is anticipated to span 18 months. For developers and lenders, this project highlights the ongoing impact of Builder's Remedy in accelerating housing production in non-compliant cities, potentially streamlining approval timelines.
