California Multifamily Market Sees Significant Acquisitions by TruAmerica, Decron, and Bell Partners
The multifamily investment market has shown a notable uptick in activity, with several major players announcing significant acquisitions. TruAmerica Multifamily recently expanded its Bay Area portfolio with the purchase of Bridges at San Ramon, a 200-unit garden-style apartment community. This acquisition, completed on September 18, adds to TruAmerica's existing 1,240 units in the San Francisco Bay Area, with plans for extensive unit upgrades.
Also active in California, Decron Properties made its first acquisition in nearly two years, securing 5550 Wilshire, a 163-unit mixed-use apartment community in Los Angeles' Miracle Mile for $114 million. This luxury property, developed in 2010, includes ground-floor retail space. Bell Partners further contributed to the market's momentum by acquiring Bell Diridon, a 250-home community in San Jose, as part of its Bell Value Add Fund VIII. The firm plans to implement thoughtful improvements to both common areas and individual units.
These transactions, alongside other deals on the East Coast by Bell Partners, Standard Real Estate Investments, and Burroughs & Chapin Co., indicate a resurgence in multifamily deal flow after a quieter summer. For developers and investors, these acquisitions highlight continued demand for value-add opportunities and well-located assets in prime urban and suburban markets across California and beyond.
