Trammell Crow and Daiwa House JV Sells Houston Industrial Building for $26.8 Million
Trammell Crow Co. and its joint venture partner Daiwa House Texas Inc. have completed the sale of Building 3 within the Blue Ridge Commerce Center in southwest Houston for $26.8 million. Applied Optoelectronics Inc. (AOI), a Nasdaq-traded company specializing in components for artificial intelligence and communication networks, acquired the 153,928-square-foot industrial property. AOI had been leasing the facility since February, with the acquisition closing in early September.
The building, located at 16851 Blue Ridge Commerce Drive in Fort Bend County, was finished in late 2025. This acquisition supports AOI's ongoing expansion of its manufacturing operations, following recent purchases in Pearland and growth at its Sugar Land headquarters. George Farish, Principal with TCC in Houston, noted that the transaction reinforces Blue Ridge Commerce Center's role as a destination for growing companies seeking industrial space.
Trammell Crow and Daiwa House are also proceeding with Phase II of the Blue Ridge Commerce Center, which will add 687,338 square feet across three new buildings, slated for completion in Spring 2027. This sale, one of four owner-occupier transactions in Phase I, underscores the strong demand for industrial properties in the Greater Houston market, particularly from technology and manufacturing firms.
