Dallas-based development and investment firm Mohr Capital has commenced construction on Oates 610, a substantial 371,388-square-foot industrial warehouse in East Houston. This significant project is situated on a 22.3-acre parcel, strategically located at the critical intersection of I-610, I-10, and U.S. Highway 90, providing prime access for regional and national distribution networks.
The Oates 610 facility is engineered for high efficiency, featuring a cross-dock configuration, 36-foot clear heights, 80 dock doors, and 91 dedicated trailer storage stalls. These specifications are designed to meet the demands of modern logistics and supply chain operations. The project team includes Ware Malcomb as the architect, Kimley-Horn for civil engineering, and Cadence McShane as the general contractor. JLL has been appointed as the exclusive leasing agent for the property.
With construction anticipated to conclude in the second quarter of next year, this development will introduce a major new industrial asset to the robust Houston market. For developers and investors, this project signifies ongoing confidence in Houston's industrial real estate sector and its capacity for growth, offering a new opportunity for businesses seeking advanced distribution capabilities.
