Houston Real Estate Market Sees Diverse Activity with Office Leases, Industrial Sales, and New Master-Planned Community
The Houston real estate market recently experienced a range of significant transactions across various sectors. Law firm O’Melveny & Myers moved into a custom-designed, 43,000 square foot office space at the TC Energy Center in Downtown Houston, accommodating its growing team of over 40 professionals. This move highlights a preference for tailored office environments within established buildings.
In the industrial sector, Hanover Co. and Transwestern Investments sold the 213,000 square foot Kirby 288 speculative cross-dock warehouse to an undisclosed buyer. Separately, Trammell Crow Co. and Daiwa House Texas Inc. sold Building 3 of the Blue Ridge Commerce Center, a 154,000 square foot facility, to Applied Optoelectronics for $26.8 million. Furthermore, Portman broke ground on Gateway 1960, a 714,000 square foot speculative industrial park in North Houston, slated for a summer 2027 delivery.
Residential development is also active, with IHP Capital Partners agreeing to acquire 1,458 acres in Brazoria County for Peachtree, a master-planned community near Alvin and Liverpool. This project aims to deliver 3,400 residential lots, retail, and two elementary schools, targeting first- and second-time homebuyers. Planned Community Developers also closed on a 120-acre site in Pearland for The Orchard, a mixed-use development featuring retail, office, and over 1,200 residential units. These developments underscore continued demand for new housing and mixed-use environments in the greater Houston area.
