Houston Office Market Sees Multiple Property Sales, Including Vacant and High-Occupancy Assets
The Houston office market has experienced a surge in transaction activity, with three distinct properties recently changing ownership. Interra Capital Group acquired the 90% occupied, 552,000 square-foot Park Towers campus in the Galleria area from Regent Properties. This Class A asset, comprising two 18-story buildings at 1233 and 1333 W. Loop S., was built in 1972 and significantly renovated between 2016 and 2022. Interra Capital Group noted its appeal as a well-located, well-leased property with diversified tenants.
Additionally, two other office buildings were sold via online auctions. The 433,000 square-foot, 19-story 3000 Post Oak Blvd. in Uptown, formerly known as Bechtel Tower, was purchased by 3000 Post Oak Realty LLC from LNR Property. This building was vacant after its primary tenant relocated in late 2024, presenting a "rare opportunity for value-add repositioning." A 20% occupied, 10-story building at 2350 N. Sam Houston Parkway E. in North Houston also sold to a private investor.
JLL Capital Markets, which brokered all three sales, reported 105 Houston office building trades since January 2023, with increasing activity. These transactions underscore diverse investment strategies, from acquiring stable, income-generating assets to pursuing significant redevelopment in prime submarkets.
