Colliers Brokers Sale of 32,442 SF Industrial Complex in Northwest Houston
Colliers recently completed the sale of Northwest Technical Center, an industrial complex spanning 32,442 square feet in northwest Houston. The property, originally constructed in 1975, was acquired by Pine Ridge Real Estate, a local investment firm. Ben Condara and Jon Lindenberger from Colliers represented the undisclosed seller during the transaction.
Pine Ridge Real Estate intends to implement substantial capital improvements, encompassing both interior and exterior renovations, to enhance the property's appeal and functionality. Following the acquisition, the firm has also appointed Colliers to manage the leasing efforts for the industrial complex, indicating a strategic approach to maximizing its value. This sale highlights continued investor interest in industrial assets within the Houston market, particularly for properties offering value-add opportunities through renovation and strategic leasing. For developers, architects, and lenders, this transaction underscores the ongoing potential for revitalizing existing industrial stock to meet evolving market demands and achieve higher returns. The planned improvements suggest a focus on modernizing the facility for future tenants.
