Wesco Distribution Leases Over 376,000 SF at Channelview Logistics Center
Wesco Distribution, a leading provider of business-to-business distribution and supply chain solutions, has secured a lease for 376,067 square feet at Carpenters Logistics Center Building 1 in Channelview, Texas. The Class A logistics facility, located at 15600 Carpenters Logistics Drive in east Harris County, also includes a five-acre industrial outdoor storage (IOS) yard.
CBRE's Cape Bell, Jason Dillee, and Kayla Ripple facilitated the lease on behalf of the landlord, an affiliate of Trammell Crow Company, the project's developer. The logistics center benefits from its strategic location, situated two miles east of the Interstate 10 and Beltway 8 East interchange, and approximately 16 miles northwest of the Port of Houston Barbours Cut Container Terminal within Houston’s active southeast industrial submarket.
Cape Bell, a senior vice president at CBRE, noted that this transaction exemplifies the strong leasing activity driving demand for industrial properties along the Beltway. Wesco Distribution has leased half of the Carpenters Logistics Center, with an additional 376,000 square feet remaining available. Trammell Crow's George Farish highlighted that the development, which began about three years ago after acquiring 52 acres, was designed to leverage the area's exceptional transportation access and growing importance as a logistics hub. This deal underscores the continued competitiveness and strategic value of well-located industrial assets in the Houston metropolitan area for developers and investors.
