SL Green Completes $225 Million Repositioning and Secures $2 Billion Refinancing for 245 Park Avenue
SL Green has finalized a $225 million repositioning project at 245 Park Avenue in New York City, culminating in the 1.8 million-square-foot office tower reaching full occupancy and securing a $2 billion refinancing deal. The extensive renovation, led by CEO Marc Holliday, included a new wraparound plaza, a KPF-designed Park Avenue podium facade, and upgraded tenant amenities, with a new LDV Hospitality restaurant planned.
The property, which SL Green took control of in 2022 after a prior owner's bankruptcy, was transformed from a distressed asset into a competitive Class A office building. Asking rents significantly increased from approximately $85 per square foot in 2022 to up to $185 per square foot post-repositioning. Key tenants like Area Management, Carlyle Investment Management, EQT Partners, and Houlihan Lokey have been attracted. Nearwater Management's recent lease brought the building to 100% occupancy.
The new debt package, led by JPMorgan Chase and six other banks, replaces previous financing of $1.2 billion and a $568 million mezzanine loan. This successful turnaround demonstrates how significant investment in property upgrades can attract high-quality tenants and secure favorable financing even in a challenging office market. For developers and lenders, this case illustrates the potential for value creation through strategic capital improvements and proactive asset management.
