Morgan & Morgan Secures 70,602-SF Long-Term Lease at One Seaport Plaza in Manhattan
Personal injury law firm Morgan & Morgan has finalized a substantial long-term direct lease for 70,602 square feet at One Seaport Plaza, located at 199 Water Street in Manhattan's Financial District. This move, reported in third-quarter Manhattan office analyses by Colliers and CBRE, marks a significant expansion for the firm.
Morgan & Morgan initially occupied 34,792 square feet in the building as a subtenant in the third quarter of 2023, relocating from Midtown. The new agreement provides a more permanent and larger presence within the Jack Resnick & Sons-owned property. Cushman & Wakefield represented both the tenant and the landlord in the transaction. While the specific asking rent and lease duration were not disclosed, average asking rents for Lower Manhattan office space were $64.88 per square foot during Q3 2026. This deal highlights continued demand for large-scale office commitments in prime urban markets.
