Castle Hook Partners Sets New York City Office Lease Record at 625 Madison Avenue
New York City's office market has seen another record broken, with Castle Hook Partners securing a lease for the two-story penthouse at Related Cos.' 625 Madison Avenue for $375 per square foot. This deal represents the highest office rent recorded in NYC history, according to JLL, and is one of 11 leases exceeding $300 per square foot in Manhattan this year.
The previous record was set just last month by Sentinel Capital Partners at SL Green's One Vanderbilt, paying $340 per square foot. Earlier in the year, Nscale and Soloviev Group also set brief records at One Vanderbilt and 9 West 57th Street, respectively. Castle Hook Partners is slated to move from the General Motors Building to 625 Madison Avenue when it delivers in 2029, with annual rent projected to exceed $21 million.
This surge in high-end lease rates is attributed to a scarcity of trophy office space in Manhattan, with vacancy rates for such properties at 4.9% in Q3. JLL Vice Chairman Evan Margolin notes that tenants are willing to pay a premium for prime locations. While Class-A asking rents hit $85.45 per square foot in Q3, new developments like 625 Madison Avenue are not yet factored into these averages, leading to higher actual costs for tenants. The current market dynamic forces companies needing Midtown space to adapt to limited options, even as nearly 10 million square feet of office space is under construction, much of it pre-leased and years from delivery.
