Harbor Fitness Secures 20,000-Square-Foot Lease at 3460 Nostrand Avenue in Brooklyn
Harbor Fitness has signed a 25-year lease for a 20,000-square-foot commercial space at 3460 Nostrand Avenue in the Sheepshead Bay neighborhood of Brooklyn. The transaction marks the fitness operator's eighth location within the borough.
The leased square footage is split evenly between the ground floor and the lower level of the property, with the facility also including a 6,000-square-foot outdoor area. Asking rents for the retail space were $40 per square foot. Augenbaum Realty's Josh Augenbaum served as the broker representing both the tenant and the property owner, Gaama Partners.
The single-story asset was previously owned and occupied by retailer S&D Kids before being listed for sale in August 2025. Property records indicate that Gaama Partners acquired the building for $5.1 million on September 1, 2026, executing the Harbor Fitness lease on the same day.
For commercial property owners and retail brokers, this transaction underscores continuous tenant demand for large-format fitness footprint repositioning in outer-borough submarkets.
