Healdsburg Affordable Senior Housing Project Secures CEQA Exemption
A proposed affordable housing and senior living development at 359 Hudson Street in Healdsburg has achieved a critical milestone with the filing of a California Environmental Quality Act (CEQA) Notice of Exemption. This exemption removes a significant potential barrier for the project, which had previously received reluctant approval from the planning commission last month. Developer Gallaher Signature Living utilized state density bonus rules to advance the project despite local opposition, primarily concerning its scale and density.
The redevelopment encompasses an approximately 3.61-acre site, featuring a new four-story senior living building with 67 independent and assisted living units, alongside a smaller six-bed memory care facility. Additionally, a separate parcel is planned to accommodate 10 deed-restricted affordable housing units. The design incorporates natural and painted wood elements, peaked roofs, and beam-supported balconies, aiming to blend with the local architectural style.
Located in Southern Healdsburg near the Russian River, the site benefits from proximity to Highway 101 and a future SMART rail station. While density concerns were raised by some residents, the location is considered well-suited for increased development within city limits. The CEQA exemption paves the way for the project's likely progression, offering needed housing options.
