Environmental Review Initiated for 791-Unit Murphy Village Development in Milpitas
The City of Milpitas has initiated the environmental review process for Murphy Village, a significant residential development proposed by Toll Brothers. This master plan aims to redevelop a 38.5-acre business park into a community featuring 791 new dwelling units. The project, located along Tasman Drive near Coyote Creek, will include a diverse housing mix: 174 single-family detached homes, 381 townhouses, and 236 units within a five-story apartment complex.
Beyond housing, Murphy Village is designed with extensive private open spaces, including parks, paseos, and a community park. Plans also detail a potential 3,000-square-foot retail space intended for a cafe, wine bar, or bookstore, alongside a bicycle maintenance paddock. The multi-family building will feature a podium-top courtyard and entry plaza.
The environmental impact report (EIR) is currently open for public comment, allowing community input to shape the project's assessment. Construction is projected to begin in late 2028, with an estimated completion by 2032. For developers, architects, and lenders, this project signifies a substantial infill opportunity in Santa Clara County, converting underutilized commercial land into much-needed housing and mixed-use amenities, subject to the outcomes of the ongoing environmental review and public engagement.
