Summerhill Communities Submits Revised Plans for 225-Unit Pasadena Apartment Complex
Summerhill Apartment Communities has presented revised plans to the Pasadena Design Commission for a large apartment complex located at 444 N. Fair Oaks Avenue, replacing the former Throop Lumber site. The updated proposal outlines a nearly 383,000-square-foot development, comprising four-to-six-story buildings with 225 apartments and parking for 294 vehicles. This marks an increase from the initial 2022 plan, which called for 206 units and 255 parking spaces.
Designed by KTGY, the project will offer a mix of studio, one-, two-, and three-bedroom apartments. A portion of these units will be designated for lower-income renters, qualifying the development for density bonus incentives. The architectural design blends Mediterranean-style elements, drawing inspiration from the nearby Villa Raymond, with contemporary aesthetics. The plans emphasize a pedestrian-oriented streetscape along North Fair Oaks Avenue and East Villa Street, incorporating building entries, landscape features, and pedestrian improvements. Notably, the revised project site no longer includes an adjoining parcel along Raymond Avenue. Developers and investors should note the project's progression through the city's design review process, indicating movement towards construction.
